Clear property values.
For estate decisions.

Residential appraisals of current or past property values for families, estate representatives, and attorneys throughout Macomb and Oakland Counties.

Estate valuation, clearly explained

A thoughtful approach to an important responsibility.

Handling a property after a loss can mean unfamiliar decisions and paperwork. Titan helps you understand its value, whether you need a current appraisal or a value as of an earlier date. We will explain the work and what information is needed before you decide to proceed.

For families & estate representatives

You do not need to know every detail yet.

Start with the property address and why you need an appraisal. Let us know if an attorney or tax professional is advising you. We will explain what information is needed and confirm the fee and timing before you decide.

For attorneys & professional advisers

An assignment with a defined purpose.

Discuss the intended use, intended users, effective valuation date, property access, and deadlines. William Welch also personally provides expert testimony; scope and availability must be discussed separately.

The effective date matters

Value today.
Or value at an earlier date.

Current valuation: an opinion of what the property is worth as of a current date.

Retrospective valuation: an opinion of what the property was worth as of an earlier date, such as the date of death.

Not sure which date you need? Confirm it with your attorney or tax professional before ordering.

What happens next

A straightforward process.

  1. 01

    Share the basics

Start with the property address, your role in the estate, the purpose of the appraisal, and any known deadlines.

  2. 02

    Confirm the valuation date

Tell us the date your attorney or tax professional needs the value to reflect. We will confirm the work, fee, and timing before you decide.

  3. 03

    Coordinate access and records

Once you agree to proceed, we will arrange property access and ask about photos or records showing its condition at the date being appraised.

Before you get started

Common questions.

Can a family member contact Titan directly?

Yes. Family members, estate representatives, and professional advisers can contact Titan to discuss a residential appraisal. Tell us your role and who needs the report so we can explain the next steps.

What is a date-of-death appraisal?

It estimates the property's value as of the date of death, even though the report is prepared later. Confirm the date needed and how the appraisal will be used with your attorney or tax professional.

What if the home has changed since the valuation date?

Tell us about renovations, damage, repairs, or other changes. Dated photographs, prior listings, and renovation records may help document the earlier condition. We will discuss what information is available and any limitations on the assignment.

Can you also appraise the home at its current value?

Yes. Titan offers current residential valuations as well as retrospective assignments. Tell us whether you need a current value, an earlier value, or both, and we will explain the work involved.

What does it cost, and how soon can it be completed?

Share the address, why you need the appraisal, the date the value should reflect, and any deadlines. The fee and timing depend on the property and work involved. We will confirm both before you decide to proceed.

Does Titan provide legal or tax advice?

Titan provides residential valuation services. Your attorney or tax professional should advise on legal requirements, tax treatment, and the valuation date needed for your circumstances. An appraisal does not guarantee acceptance by a court or tax authority.

Your next step

Tell us about your appraisal.

Share the property address and why you need an appraisal. We serve all of Macomb and Oakland Counties and will confirm the work, fee, and timing before you decide to proceed.

We use the information you submit to respond to your appraisal inquiry. Keep your message brief. Do not include Social Security numbers, financial account details, or confidential case documents. An inquiry does not establish an appraisal engagement or guarantee availability.
